What It Is

nuEra AI Land Studio is an AI-powered document intelligence platform built specifically for land, title, and ownership workflows. It helps land professionals classify documents, extract key data, search provisions across large document sets, support title and ownership analysis, and turn unstructured land records into searchable, actionable intelligence.

It is built by professionals with deep land and oil and gas experience and is designed to reduce repetitive document work — while keeping landmen, brokers, land administration teams, and title professionals in control of review, interpretation, and all downstream decisions.

Not general-purpose AI. nuEra AI Land Studio is purpose-built for land document types, provisions, and workflows. Generic document AI does not understand why a Pugh clause affects pooling analysis, or the difference between a shut-in royalty clause and a continuous operations clause — nuEra is designed around those distinctions.

They are complementary tools, not competing ones. Land administration systems — the software of record that tracks leases, ownership interests, payments, and obligations — tell you what is in the record.

nuEra AI Land Studio addresses a different problem: the unstructured documents that contain the original source of truth behind every record in those systems. A land system can tell you a lease exists and when the next payment is due; it cannot tell you whether the royalty clause allows post-production deductions or whether a depth severance affects the interval being targeted. Those answers live in the documents.

nuEra accelerates the document-facing work — classification, extraction, provision search, title analysis, structured output — and feeds cleaner, faster, more consistent information into the human review process.

nuEra AI Land Studio is built by EAG Inc., an energy consulting and outsourcing firm headquartered in Houston, Texas. nuEra Solutions is EAG's technology product division, focused on land and accounting workflow automation for the upstream energy sector and other land-intensive industries.

The platform is designed by professionals with deep land and oil and gas experience — which is why it supports the specific document types, provisions, and workflows that land professionals actually encounter.

The workflow is intentionally straightforward:

  • Upload — Drag and drop leases, deeds, title opinions, abstracts, document packets, or other land-related documents.
  • AI processes — The platform classifies documents, extracts key data, identifies requested provisions, and organizes document-derived information.
  • Review and validate — You review, validate, edit, and apply professional judgment to the outputs.
  • Export — Outputs can be exported for downstream use: reporting, document organization, ownership analysis, or further review.

What changes is not the professional's role — it is the time spent on the preparatory, administrative, and organizational work that precedes their judgment.

Automations & Capabilities

The platform supports 20+ land document types for classification and extraction, including:

  • Oil and gas leases and lease modifications
  • Mineral deeds and surface deeds
  • Assignments and partial assignments
  • Title opinions and runsheets
  • Abstracts of title
  • Easements, right-of-way agreements, and surface use agreements
  • Multi-document packets and mixed document sets

The platform also handles multi-document PDF packets — automatically splitting, classifying, and indexing mixed sets before review begins.

Yes. Provision search is one of the platform's core capabilities. You can search across 160+ lease provisions and critical clauses — including habendum clauses, Pugh clauses, shut-in royalty provisions, pooling and unitization language, depth severances, continuous operations clauses, and royalty deduction language.

Instead of opening each lease manually to locate specific language, you can target the provisions that matter most for an operational question and review the extracted results — significantly compressing the time between document upload and professional review.

The Classifier automatically identifies and categorizes land document types using AI. Upload a document and it determines whether it is a deed, lease, mortgage, assignment, or other instrument type — saving time on manual document sorting and organization.

The Extractor pulls structured data from land documents using AI. It reads through deeds, leases, and other instruments to extract key fields like grantor/grantee names, legal descriptions, dates, and recording information into a structured, reviewable format.

Provisions analyzes oil and gas leases to extract and summarize key provisions and clauses. It identifies important terms such as royalty rates, bonus payments, pooling clauses, and surface use restrictions, giving you a quick overview of a lease's critical terms.

The Document Splitter takes a multi-document PDF and intelligently separates it into individual documents. It identifies where one document ends and another begins based on content analysis — especially useful for county record batches or title packages containing many instruments.

Custom AI lets you define your own prompts and extraction rules for any document type. If the built-in automations don't cover your specific use case, you can create custom workflows tailored to your exact needs with flexible prompt configuration.

Title Opinion performs an AI-assisted ownership breakdown of title documents. Standard opinions (50 pages or fewer) and large opinions (over 50 pages) are billed at different rates due to the increased processing complexity. This automation helps landmen quickly assess ownership interests and identify potential title issues — final title conclusions remain the responsibility of qualified professionals.

Chain of Title traces the complete ownership history of a property by analyzing recorded instruments in sequence. It produces a structured chain showing each transfer, the parties involved, interest conveyed, and key dates — providing a clear picture of how title has passed over time.

The Mineral Ownership Report (MOR) calculates current mineral ownership interests based on Chain of Title data. It traces conveyances through the chain to determine each party's net mineral interest, producing a detailed ownership breakdown that accounts for fractional interests and cumulative transfers.

The Flow Chart Generator creates a visual ownership flowchart from Chain of Title data. It maps out how mineral interests have been conveyed between parties over time, providing a clear graphical representation of the title chain that is useful for presentations and title reports.

It is important to be direct about what the platform is not designed to do:

  • It does not author title opinions or make final title conclusions
  • It does not advise whether a lease is held by production
  • It does not replace landmen, brokers, title attorneys, or professional judgment
  • It does not integrate into or replace a land administration system of record

Those functions require a licensed professional with applicable knowledge of statutes, case law, basin customs, and the specific facts of each matter. nuEra accelerates the document-facing portion of the workflow; the interpretation, conclusions, and decisions that follow remain the work of trained professionals.

Data Security & Privacy

By default, nuEra AI Land Studio operates under a zero data retention policy. Your uploaded documents are processed during the active run and are not stored afterward, and document contents are never used to train AI models.

Separately, a company administrator can turn on the "Save Processing History" setting, which persists your automation results so your team can reload them later from Processing History. With that setting off — the default — results are not persisted, so you should export or download your outputs before navigating away.

Zero data retention refers to the absence of persistent storage of your documents following processing. It does not preclude the transient processing and buffering technically necessary to run the automation during a live session.

No. Client documents, outputs, and user prompts are not used to train, fine-tune, or improve general-purpose AI or machine learning models — by EAG or by the third-party AI infrastructure providers EAG uses to power the platform.

EAG contractually requires its AI infrastructure providers to restrict the use of client data for model training. Client data is used solely to perform the specific automation task you request.

No. EAG does not sell, rent, or trade client documents or personal information to third parties, and does not serve third-party targeted advertisements.

The platform uses third-party AI infrastructure providers to process documents and generate outputs. Those providers are contractually required to adhere to strict data-handling standards, including restrictions on model training and data retention. EAG acts as a data processor on behalf of clients and processes client documents only in accordance with client instructions.

Only authenticated users within your company account can access your automation results. AI processing is performed in isolated environments, and document contents are not used to train AI models or shared with third parties.

Yes. A company administrator can enable the "Save Processing History" setting in company settings. When it is on, automation results for users in the company are saved to Processing History and Load Saved Results so your team can return to them. When it is off — the default — runs still complete, but results are not persisted and users must export before navigating away.

The default posture remains zero retention. Saving results is an optional, administrator-controlled decision.

Retention window: We periodically clean our databases, so even with this setting on we can only ensure your automation results are retained for up to 90 days. Export anything you need to keep beyond that.

Yes — zero data retention is the default precisely because land and title documents contain some of the most commercially sensitive information in any organization: ownership interests, royalty structures, acquisition strategy, and transaction terms.

Data transmitted to AI infrastructure providers is encrypted in transit using HTTPS/TLS. EAG contractually requires providers to restrict use of client data and to process it solely to generate requested outputs. The platform is designed for professional use where document confidentiality is a baseline requirement.

Note: The Service is currently intended for users located within the United States. EAG acts as a data processor on behalf of clients with respect to client documents.

The Professional's Role

No. nuEra AI Land Studio is designed to support professional judgment — not replace it. What it changes is the economics of expertise: when a landman spends hours manually locating provisions relevant to a single operational question, most of those hours are document labor. AI compresses that labor, giving professionals more time to apply the judgment that only they can provide.

The platform handles classification, extraction, provision search, and structured output. Landmen, brokers, title attorneys, and land administration professionals remain responsible for review, interpretation, validation, and all downstream decisions. Outputs are explicitly structured for professional review before use in any business decision, legal proceeding, or land system record.

AI handles: document classification, data extraction, provision search, document splitting and organization, first-pass structured outputs for review, AI-assisted title-opinion ownership breakdowns, chain-of-title and mineral-ownership analysis, and ownership flowcharts.

The professional handles: interpretation of what extracted language means, final title and ownership conclusions, legal adequacy determinations, advice on lease status, and all decisions that require applying applicable law, basin customs, and professional judgment to specific facts.

This is the correct division of labor. AI has pattern recognition across large document sets; professionals have the analytical capacity, legal knowledge, and accountability that defines land expertise.

No. EAG is not a law firm, engineering firm, land service provider, or licensed professional services provider. The nuEra AI Land Studio Service does not provide legal, financial, land, title, engineering, or other professional advice. No output generated by the Service creates an advisory, fiduciary, or professional relationship between EAG and any user.

Outputs are provided for review by qualified professionals. Clients are solely responsible for establishing and maintaining quality-assurance procedures, including designation of qualified personnel to review all outputs before use.

Plans, Pricing & Credits

Yes. nuEra AI Land Studio offers a 14-day free trial for new accounts, with access to all automations. During the trial, each automation has a document run limit so you can test the platform without incurring charges.

A payment method is required to start, but you are not charged until the trial ends. Unless canceled before the trial period ends, the subscription automatically converts to a paid plan. The free trial is available once per account.

Access is provided through monthly subscription plans, billed in advance. Each plan includes a monthly fee, a number of included user seats, and a monthly grant of Automation Credits — your usage currency, held in an automation-credit wallet.

As you run automations, each run's fixed per-run price is deducted from your wallet. Monthly credits reset each billing cycle and do not roll over. If your balance runs low, you can purchase one-time Top-Up Credits — they carry over while your subscription is active and are spent only after your monthly credits are exhausted.

Every automation has a fixed per-run price, which you can see for each tier in the comparison table on the pricing page. The cost of a run is locked in when you submit it, so in-flight runs are never affected by a later price change.

When your monthly credit and any top-up balance are exhausted, new runs are paused until you add funds. You can buy a one-time top-up at any time from the Credits & Billing page — top-up credit is spent only after your monthly credit runs out.

Yes. You can upgrade or downgrade at any time from the Subscription page. Upgrades take effect immediately; downgrades are scheduled for the start of your next billing period, so you keep your current plan benefits until then.

You can cancel at any time from the Credits & Billing page. Cancellation takes effect immediately: your access ends right away, any unused monthly and top-up credit is forfeited, and no refund is provided for the current billing period, processing charges, or Top-Up Credit purchases — except as required by applicable law. The cancellation page spells this out and asks you to confirm before completing.

Each plan includes a set number of user seats. The account owner can invite team members by email from the Team Management page. If you need more users than your plan includes, additional seats are billed at the per-user overage rate shown on your plan — and each added seat adds a matching prorated grant of automation credit.

Yes. The account admin can invite new members and remove existing ones at any time from the Team Management page. Adding a user above your included seats incurs an immediate prorated charge and a matching prorated grant of automation credit. Removed users lose access immediately; your seat count drops for future billing periods with no refund for the current one.

No implementation is required. nuEra AI Land Studio is low-friction by design — create an account, upload documents, and the platform begins classifying and extracting. There is no system integration, data migration, or professional services engagement required to begin, and the 14-day free trial lets you evaluate the platform with your actual land documents first.

Enterprise Land Teams

For enterprise land organizations, the platform addresses a persistent operational constraint: high volumes of documents entering review pipelines during active leasing programs, acquisitions, or divestiture analysis. These volumes can overwhelm manual review capacity, creating backlogs that slow system-of-record maintenance and delay reporting.

nuEra supports enterprise teams by delivering consistent first-pass document processing — classification, provision search, extraction, and structured outputs — at scale, so cleaner information flows faster into the human review process and downstream land system records.

Enterprise features include multi-seat accounts, administrator controls, and an administrator-controlled setting for saving processing history.

The platform is built on a human-in-the-loop posture: AI accelerates first-pass document work; professionals remain responsible for review, validation, and decisions. This is the correct design for land and title workflows where professional accountability matters.

For governance, the platform provides administrator controls over user access and the Save Processing History setting, structured outputs explicitly designed for professional review before downstream use, and a clear security posture — zero data retention by default, with optional administrator-controlled saving of results. These features support organizations with internal AI governance, risk review, and compliance requirements.

No — and it is important to be direct about this. nuEra AI Land Studio is not a land system of record and does not perform system implementation, data migration, data conversion, or system reconciliation. It is not a replacement for platforms that manage leases, ownership records, payments, and obligations.

The two are complementary. The land system provides structure, continuity, and auditability; nuEra accelerates the document-facing work that feeds accurate, reviewed information into that system.

Independent Landmen & Brokers

Yes — independent landmen, brokers, agents, title professionals, and small consulting firms are one of the primary audiences the platform is built for. The core problem is identical to the enterprise problem but felt more immediately: limited time, client deadlines, and the need to turn complex document sets into defensible work product without adding administrative overhead.

nuEra lets independent professionals process document-heavy client projects faster, deliver more consistent work product, and spend more time on the analysis and client service that defines their value — without hiring additional administrative support.

Yes. The same zero data retention policy that applies to enterprise clients applies to independent users. Uploaded documents are not stored after processing; they are not sold, shared, or used to train AI models. You export your outputs; the source documents do not persist on EAG servers after the run ends.

Industries & Use Cases

The platform is built for any industry where document-heavy land workflows are central to operations, including:

  • Upstream Oil & Gas — lease review, title opinions, chain of title, mineral ownership, and ownership analysis
  • Midstream & Infrastructure — easements, right-of-way agreements, surface use agreements
  • Renewable Energy — option agreements, lease terms, construction and access-phase documents, surface agreements
  • Water Management — water rights, surface access, groundwater agreements
  • Mining — mineral and surface rights, lease and royalty documents

The document types change by industry; the analytical demands — and the document processing burden — do not.

Yes. Renewable energy and right-of-way professionals face many of the same document-intensive workflows as upstream energy teams — parsing easements, surface use agreements, option periods, construction phases, and access rights across large project areas. The platform's classification, extraction, and provision search capabilities apply to these document types as they do to oil and gas leases and deeds.

The workflows that benefit most have the highest document-to-decision ratio — where manual document work is the bottleneck, not the analysis itself:

  • Lease & provision review across large portfolios
  • Title opinion review and ownership breakdowns
  • Chain of title and mineral ownership analysis
  • Document intake and organization for incoming sets and mixed-content packets
  • M&A and due diligence — high-volume data-room review using classification, provision search, and document splitting under time pressure
